Overview
A brownfield MDU needed reliable property-wide connectivity
PROJECT SNAPSHOT
Property: Samaritan Village Apartments
Location: Corvallis, Oregon
Property type: Apartment community
Units / Buildings: 84 units across 8 buildings
Deployment: June 1 – July 31, 2026
Existing infrastructure: Twisted pair / copper wiring
Solution: Positron Access Solutions’ three 24-port indoor GAM units and one 12-port indoor GAM unit
Service model: Managed Wi-Fi with 100/20 Mbps base package included for residents
THE CHALLENGE
Samaritan Village is a non-profit apartment community in Corvallis, Oregon, providing housing for low-income seniors across eight buildings originally constructed in the 1960s. Before the project, residents needed to work individually with legacy incumbent providers for service, creating friction for tenants and limiting the property’s ability to offer a consistent connectivity experience.
Alyrica already provided Internet service for the offices and administrative staff, and the property management team selected Alyrica for the broader resident connectivity project based on its service record. The goal was straightforward: make fast, reliable Internet service available to every resident while avoiding the cost, complexity, and disruption of a full property rewire.

Solution:
Using existing copper wiring to avoid costly construction
DEPLOYMENT APPROACH
Alyrica deployed Positron Access Solutions’ GAM over Samaritan Village’s existing twisted-pair infrastructure, using three 24-port indoor units and one 12-port indoor unit. By reusing the property’s copper wiring, Alyrica could bring managed connectivity to residents without trenching, major construction, or disruptive in-unit rewiring – helping the property avoid more than $200,000 in rewire costs.
Alyrica cleaned up and documented the legacy wiring closets, replaced jumper wire where needed, and prepared the existing wiring environment so the GAM installation could proceed smoothly.

“When Alyrica came to Core Telecom to talk about serving brownfield MDU properties in their area, Positron’s GAM was my immediate go-to solution. Based on successful projects with customers up and down the West Coast, especially with garden-style MDU complexes, we knew Positron’s GAM would be a strong fit for Alyrica.”

Results:
Managed resident connectivity with minimal disruption
AVOIDED REWIRING
76% estimated cost savings
Compared to a full property rewire or fiber construction.
“By avoiding a full property rewire, the GAM solution helped Samaritan Village save more than $200,000 while still enabling the delivery of up to Gigabit service to every tenant.”
Vince Emge, MDU Manager, Alyrica
MANAGED WI-FI
Wi-Fi became a managed service, reducing coverage and interference issues across the property.
MINIMAL DISRUPTION
Alyrica completed the deployment with minimal disruption to residents during the project.
RESIDENT SERVICE
All tenants receive a 100/20 Mbps base package, with higher speed tiers available if desired.
“When we decided to provide internet service for our tenants, Alyrica was our first call. From the beginning, it was clear they were more than just an internet provider; they were a true partner. Throughout the project, they went above and beyond to provide us with the technology and expertise needed to bring service to every unit on our property. More importantly, they were communicative and professional, and they showed genuine care for our elderly tenants. The result has been dependable, affordable service that enhances quality of life throughout our community.”

Takeaway:
A repeatable model for brownfield MDU connectivity
For Samaritan Village, the project delivered more than a network upgrade. It created a property-wide managed service that reduced the burden on residents, gave the management team a consistent connectivity offering, and avoided the disruption of replacing in-building wiring across eight 1960s-era apartment buildings.
For Alyrica, the deployment also demonstrates how Positron Access Solutions’ GAM, together with the Core Telecom partnership, can support brownfield MDU opportunities where existing copper infrastructure remains in place but residents and property managers need a consistent, reliable service experience.
